Wholesaling in Dallas/fortworth area

Has anyone had good success wholesaling out of the Dfw area and what tactic worked best for you on finding motivated sellers?

@Bruce Lynn is more knowledgeable than me, but I’m seeing some interesting properties. However, if you’re interested in a very specific type of property and a specific type of sub-market, it will be very difficult to find a wholesaler that meets your needs. For instance, if you’re specifically looking in the downtown area of Colleyville, you may have challenges. If you’re looking for a single-family home under $200,000 and you don’t care what city or county it’s in and you simply wanted to meet the 1% percent rule, you might be able to find that. Wholesalers good at finding ugly properties that need some work. However, as many will tell you on this website, know your market so you can be more critical when looking at the pro forma.

    There are a ton of people wholesaling out of the DFW area. A lot of which you can find on investor Facebook groups for the DFW area. Bandit signs, cold calls/texting along with direct mail is the method most people use. The larger wholesalers use VA to skip trace and cold call saving them all of the work but you need capital for that.

    I recommend going to some events here in the DFW area. You will meet a ton of wholesalers there. A lot of them are more than willing to share some information.
