Showings and no offers

I am currently selling my first investment property and haven't received any offers. The only feedback I am receiving is lack of backyard.  My realtor and I believe we are priced right for the area. My house has been on the market for a lengthy period of time. I would like to get this house sold.

Any suggestions?

@Ayrron P. there is so much more to listing a house than just "listing" a house on the MLS. Unfortunately getting your real estate license is not difficult and everyone assumes it's an easy profession and their job is easy. When the market starts to shift - and homes are sitting longer - is when the agents that go over the top will continue to succeed while others falter. We are seeing that already in the market as the market is already slower during the winter and the market is shifting as well.

It's also massive for only a 3 bedroom 2 bath with the converted garage. I know if any of my clients wanted a house that big - it wouldn't be a three bedroom. I think this may be a big factor - as well as only having a car port and the lack of a backyard. A home at this price point - most people are looking for a garage. Garage conversions you'll see often times in smaller single family homes that need extra square footage. That's not the case here and could be hindering potential buyers.

174 days is definitely a long time though - and sucks holding onto homes that long. It kills potentially any/all profit and also prevents you from investing in further projects.
