Hello everyone. I'm a retired Army Veteran who is new to San Antonio and looking to gain some real estate experience. My strategy is to buy properties and hold them long-term. I plan on using the BRRR method to fund my projects. Feel free to reach out and contact me.

@Anthony Green-Parker, welcome to San Antonio real estate investing and best of luck with the BRRRR method! I'm Air Force--currently in California but investing with a partner in San Antonio. Reach out anytime if you need any advice. What areas to target, finding deals, MLS or wholesalers or cold calling or door knocking, contractors, rehab, lenders, property manager or self managed, establishing systems, tenant screening... Could seem so daunting but you can definitely do it. One step at a time...congrats on deciding to be an RE investor.

    Hi @Anthony Green-Parker

    I would start with a VA loan (0% down-payment) and buy a 2-4 unit. If you can find a property that needs some value add, even better. After a year, you can cash-out refinance if you built any equity and you can now go buy another home as owner occupied and rent out the original home you were living in.

    For the least $ out of pocket, this would be the best way to get started.

    @Anthony Green-Parker

    Hey, welcome. I am new to San Antonio Real Estate myself. I actually just offered on my first property in the area so looking forward to reporting back on how it went to everyone here. I have had some experience as an agent in the past (Tennessee not Texas) but haven't been an agent in a few years. That being said if you have any questions I know the basics pretty well and if I don't know I can usually figure out who to ask.

    Wish you the best of luck!

    @Anthony Green-Parker

    Thank you for your service and welcome! I've worked with military buyers locally here in SA including a young family that utilized a VA loan to purchase a new construction duplex in the Converse area.

    BRRRR is a great concept. However, you may find that for a first purchase, not only is it a bit of an advanced practice but with the current costs of materials it can be a much more costly strategy than it was even last year.

    My advice would be to leverage that VA loan to get into a multi-unit property that may need a little work but nothing major. Then eye rehab-heavy assets for a second/future purchase.

    Best of luck in your search!

    @Anthony Green-Parker Congrats on deciding to start investing in real estate. I think the best way to get started is to buy a 1-4 unit property on your VA loan and house hack! While you're doing that, I would read books, listen to podcasts, and network with others so you can start building your team and refining your BRRRR strategy. Check out David Greene's BRRRR book - its worth its weight in gold!

    Keep us updated on your journey and let me know if I can help. (I'm active duty Navy and an active real estate investor!)
