Howdy folks,

Happy new year to my investor friends!! Let's not worry about the pandemic situation which is changing every day/week. Let's hope we continue to keep ourself and other safe by wearing mask and following vaccination guidelines. 

Let's talk about what we know and do the best, Houston Real Estate. 

We all talk about Inflation. Every one talk about price increase all over spectrum whether it's food or home goods or construction materials or appliances. I buy materials and appliances every week and prices have gone up 10-20% all through line. On the other hand, Labor market is tight due to the pandemic and people getting sick. All these things driving the market to uncertain paradigm and pushing the new homes prices higher and higher. That leaves many new home buyers to go to find older homes which are less supply right now. Houston is dry all over map whether it's Sugar land, Katy, Cypress, Spring or Houston. Inventory is so low and any property which gets listed sold quickly for or more than asking price. This has been the case since last year and continuing since new year started. 


New homes inventory are not as expected and we can only hope the both new home and resale homes inventory grows as we reaches Spring and Summer. Interest rates are going up as well. It's going to be another unexpected market conditions which many don't want to play. We just have to continue to watch and play by ear and keep checking the listings every day if you have very aggressive buyer.
