Investor and Realtor Nashville, TN

I am a realtor in the Middle TN/Nashville area. I also own my own investment property though I've just begun I can't get enough. I know this is the life for me. I recently have been trying to find ways to increase my realtor business referrals, however. Having trouble amassing clientele in a competitive market such as Nashville. I have exhausted my sphere of influence, I have written letters, passed out cards, and am active on social media platforms. Those who have worked with me swear by my service and consistently recommend me but it isn't helping things skyrocket the way I'd like. Opportunities, Ideas, referrals? Any advice would go a long way.
