CMX-3 Zoning, Limited Lodging, and 3 unrelated person limit
I'm looking into buying a house that has CMX-3 zoning that has the capacity to house up to 10 people. My eventual goal would be to Airbnb the house. However, as I understand it, Limited Lodging provisions limit renting to no more than 3 unrelated people at time. If I have to abide by the limit, then the economics do not make sense.
However, CMX-3 zoning allows me to apply for permits for a single room occupancy (SRO) purpose and a Visitor Accomodations purpose, thus allowing me to rent it out to more than 3 unrelated people at a time. Is that correct? If so, it seems this provision conflicts with the Limited Lodging permit.
Would getting the SRO/Visitor accommodations permits allow me to Airbnb the house to more than 3 unrelated people without violating anything? If not, since CMX-3 is very favorable, is there any other way to get a permit/waiver of the Limited Lodging 3 unrelated people language?
