Value in Forgotten Bottom

Hey BP, I've been continuing my research on hot areas in south philly, and one of the neighborhoods I've come across is Forgotten Bottom. Is there any value in this area? With the growth of Gray's and Point Breeze, I think I can see some rising property value but I would love to hear what you all think. Any data/information that can help me develop my investment plan would be greatly appreciated. Thanks in advance!

Unrelated - another "bottom" neighborhood is Black Bottom (just south of the light green area) in West Philly. I teach at a school on the edge of Belmont and East Parkside. There is a tiny bit of development going on now. It seems like from local folks fixing up their own properties. Not much work by big players or small rehabbers yet.

The neighborhood still has a long way to go, but its proximity to highway access points, fairmount park, and still somewhat close to the train make it a good spot IMO for a long term strategy. Prices are still dirt cheap.
