Any UNLV Landlords Out There?
Hi all,
My wife and I have been successfully renting a SFH to a college market in CT for a few years and are looking to explore other college locations (to spread our risk out).
I have connections to the LV area and UNLV seems like a potentially good market. Has anyone rented to students here that can provide some insight into the market? Most notably, do they tend to sign 12mo leases out there?
Any insight is welcome as we research the area. Thanks BP
Hi Steve,
If you haven't already, you might want to take a trip out to Las Vegas and spend a few days touring the area around the campus.
Some of it seems pretty tough (day and night). Meaning knowing where "a Student" (and their family who is paying) would want to rent and where they would be uncomfortable might be a boots on the ground decision.
Not to say those areas are unrentable, it's just that due to the area, they may be not as desirable to "students" as better selected areas.
Good Luck!
Hey Scott,
Thanks for the reply. I do end up in Vegas every year for a convention and will certainly put more miles under my shoes next go-around to learn the areas surrounding UNLV better. To my understanding there is a decent amount of students/grads living off-campus so it is safe to assume they are options out there appealing to the students.
Hey Steve. If it fits your budget and property type I’d look at the fourplexes at the north west corner of Maryland and hacienda if you think that’s close enough to unlv to get students interested. It’s a gated fourplex community with an Hoa.
@Steve Genna You might also want to consider the smaller community college campuses, nursing schools, new UNLV medical school campus, ect.
Thank you for the heads up @PhillipDwyer I'll be sure to check those markets out as well.
