How I found my first note deal as a new note flipper
As a new note flipper and new note investor, I've gotten my 1st note flip deal under contract yesterday w/ my note buying instructor & mentor Donna Bauer that is secured by a property in TX. My first deal came from the thousands of postcards that I mailed out to private note sellers in TX. I'm eager to start the work of finding a drive-by appraiser and calling title & insurance companies to close this transaction. A note flipper is not too much different from a real estate wholesaler.
I put a lot of effort and money into marketing. I purchased a list of note sellers in TX from a data company. I mailed over 3,500+ postcards to private individual note sellers in TX. Sometimes I received phone calls from angry note sellers who want to be removed from their list or want to let me know that their husband or dad had died and the family had already sold the note. Sometimes I received phone calls from curious folks who wanted to get a quote on their note but were not serious about selling. I even paid for a salesman who I found on my Craiglist ad to post up my "I buy mortgage notes!" signs at pawn shops in Texas.
