Check water availability before you buy.... Diablo Grande has become a mess.
Saw a similar deal like this in Texas a year or two ago. Lots in development, but no water. Local water source can't add meters/taps. Doesn't have enough money to drill deeper well. Water restrictions for existing home prohibit pool filling, car washing, lawn watering. Lots were all about 1/4 acre, but need a full acre to drill your own well and that's probably another $20,000 in expense.
