Boston - Converting Dining Room to Bedroom

Hi Bigger Pockets!

I own a 2-family property in the Boston area. It is currently divided as a 2-BR/1-Bath and a 3-BR/2-Bath and each unit has a full dining room, living room, and kitchen. I would like to explore the possibility of converting the two dining rooms to bedrooms to increase the monthly rent rolls. Does anyone know what the local (Boston) requirements are in order to do this by the book? In the event of a catastrophe, I want the piece of mind to know that the conversion was done properly and the bedroom are legal bedrooms. I have tried to search/call Boston inspectional services and haven't made any progress. If anyone has any experience or could point me in the right direction I'd really appreciate it!
