Buildable Lot. What Duediligence to do?

Hi,

I'm buying a buildable lot in Dorchester for the first time. The deal is obviously as-is . Whoever has bought buildable lots before, what kind of due diligence have you done?

I searched DEP Database for any violations and nothing came up. I know there used to be a multi family there before (decades ago) .

Any feedback is much appreciated

The best bet is to go to 1010 Mass Ave and talk to the folks at the building dept. to find out if the lot is buildable "as of right" or if you need a variance. The fact that a MF was there before does not matter, unfortunately, unless it was within a year ago. Good luck!
