I wanted to update everyone regarding some Section 8 information I received after the program with LMHA yesterday. The initial term of the lease for Section 8 tenants is 1 year, no exceptions. After the first year, you can choose for the term to be month to month. You cannot use the fact that your standard policy is 2 or 3 year leases to deny the tenant the right to complete an application. Also, if you fail the inspection, you can notify the applicant and LMHA that you are not willing to make the repairs and the lease will be terminated. Finally, once you pass the inspection, LMHA will send you a letter with the final determination of the monthly rental amount. If this amount is less than previously discussed, you can choose to terminate the lease. Let me know if you have other questions. -Michelle Rawn
