If your looking for a great investment, then this is where I would go. Many cities are opening up the restrictions on ADUs because of the housing shortage. This means that a SFH can now become a duplex. I am so excited about this because I love great neighborhoods with excellent schools. Why? Because your tenants have higher credit scores, and tend to stay longer. I also have not seen the damage to the properties that so many talk about on this forum. So my advice is to look into the area of interest and inquire about the ADU restrictions. Louisville used to require so much red tape on ADUs that only a few a year were granted. I heard that over 40 were granted just this year. GAME CHANGER!!
