Pool - rehab or demo?

I'm rehabbing a house with a pool in a higher end neighborhood. The pool will be costly to rehab, needs resurfacing, new deck, new skimmers, and possibly to be leveled - it is a bit out of level. Coping and tile is in good shape. Is there a general rule of thumb about pools bringing value to a sale?

To demo the pool costs less but I've been advised that there can be settling issues afterwards and that it is better to leave it in and fix up.

Budget on the project is tight.

Any thoughts?
