Price of Fixing Foundation Issues
Hello all,
I purchased a 1,800 sqft one-level home that has foundation issues. Apparently, the old owner built an addition and deck without flashing at the deck connection. FWIW, the home is built on a slope.
Multiple piers have eroded, columns are poorly supported or bowed, and support for the home is at risk.
Now, I understand foundation repair is major work and could be costly. However, the foundation contractor quoted me $40k to do the repairs. The location is semi-rural and I could not find other foundation experts in the area. I thought $40k was excessive and wanted to run this by others. The full scope is shown below for reference.
- - Dig around each of the 35 concrete columns and 13 wood columns in the crawl space and expose the existing footer.
- - Chip away existing insufficient footing to pier edge.
- - Install reinforced steel rebar into base of the column.
- - Pour new footer and reinforce with concrete and rebar per engineering report.
- - Backfill soil around each footer.
- - Dig around 7 exposed deck footers and reinforce, dig 2 feet and apply rebar, pour concrete and replace old footers. Deck posts will be encased in 8" solid block of concrete.
- - Install metal shim plates and grout to maintain full contact on beams.
