Labor costs, Always checking on rates

As someone who flips properties and does buy and hold deals. To me knowing that I'm not over paying is important. One of the most important things to not overpay on is labor. Recently I've been struggling with some of the price points I've been seeing. I've been working on checking on other pricing as to not get too comfy with the labor I've been using.

How much are you paying for hardwood refinishing and skim coating?
