Rehabbers: What is your average net profit per project nowadays?

Ours range from 8K when we first started 5 years ago to about 30K for recent flips.Averages about 18K-20K. This is net, after all selling costs.

% of profit. Was this 100K property you made 20K on, 20%? 50K property you made 20K on, 40%? 200K property you made 20K on, 10%? It means a lot more to posters if they're comparing apples to apples. Calif property sells for more than Atlanta metro or Indiana etc. You also stated average of 20K last couple years. Would a graph show a straight line, up trend or down trend? My areas have definitely been a down trend on profit. I'd like to know % of profit folks are seeing now. Rich
