Rehabbing In-Laws House CA

My in-laws agreed to let me rehab their house in order to sell it at a higher market value in Southern California. We’ve agreed that they’d get “X” amount upon the sale, while I’ll get the rest. What is the best route to go about this without having them completely transferring title to me? Also should I create an LLC for this transaction? Thank you.
