I'm new to real estate. I've been reading alot of e-books and watching videos online. (Marcel Umphery & Steph Davis). I also joined the Balitmore Reia. Basically I want to get as much knowledge as I can. Is there anything I need to watch out for? Are there shortcuts that some wholesalers take that I shouldn't?

Mike,
There are no shortcuts to success, only hard work and determination will get you there.
Much of what new and would be wholesalers do wrong is that they just do not know or put the efffort in to the research and the acquisition. Often times, wholesalers inflate the exit values, underestimate rehab costs and as such, their deals are too tight for any real buyer to want.

If you intend to wholesale rehab flip deals, you must build a real buyers list, you must learn all there is to know about rehabbing so you know what to buy and how to buy it (as well as how to calculate rehab costs accurately).
