Fix hvac or sell as is

I am finishing a rehab with a partner.  She has been advised not to fix hvac and sell as is. By her financial planner. The furnace is fine it just needs new ductwork estimate is less than 3000. I believe it will be closer to 1000 doing a lot of the work myself. We owe $38000 on home loan. Houses in area that are comparable are selling for $110000 plus. Does this make sense I believe we would have to ask alot less for a  home  that would need a new furnace rather than a move in ready home.
