First Experience with Hudson and Marshall Auction

My partner and I just finished our first flip this month and are now looking to purchase our second. We've come across a foreclosure on Hudson and Marshall and either one of us have ever dealt with them, or any auction for that matter. The first house we purchased was a HUD house. We are planning on putting down the 5% EM and then financing, although I'm still not 100% sure if we can. I've both emailed and called them about whether or not we can finance. The email response said it was cash only, and the lady on the phone said that we could. Has anyone ever purchased from them, and do you have any advice on how to proceed?
