Kitchen remodeling help

Hello, I need help remodeling this kitchen. What should I do with the floor and cabinets? Install new cabinets or sand and paint the existing one. Same with the floor should I install new floor or try to clean and see how it comes out? By the way I’m flipping  this house.

Personally I would start new, although I don't know if you have the built in budget for this? I haven't done any deals yet myself but don't really like what I see. I would say take a look at the comps in the area. If you do new countertops and paint the cabinets is it comparable or still not as good. Same goes for the floor. What do the comps look like?

@Ahmad Fadhil what is the projected sale price? If it's a low priced property you can get away with refinishing and painting, or replacing the doors and drawer faces. If it's a higher price point, I'd replace.

Its in Shively, Kentucky. Usually houses in that area with the same Sq footage go around  $155,000 to $165,000 And that’s what I’m trying to get out of it.

Hi Ahmad,

The cabinets look like they are in good shape.  I would paint them white and put new handles on them. Tile on the floor looks decent. Change the counter and backsplash with granite. I would take out those cabinets in the corner.  I would also paint the kitchen walls in a neutral color and paint the wood paneling white.  If the floors still look bad after you are done then change them.

Check out your competition and see what they have and what the sold prices were.

@Ahmad Fadhil, what do the other houses in the neighborhood, that have sold in the range you are looking to sell for, look like? That's where I would start, that's always your best indicator. 

My opinion, even painted white, you are not gong to change the "Country" look of those doors. Then if you were to reface and paint, you can change out completely with soft close hinges and doors and new style. As a caveat, I wholesale cabinets and get pretty good pricing on RTA cabinets. 

It all depends on the numbers though. If houses in the neighborhood are selling with those cabinets in the range you want, clean them up an/or paint them. Make sure you get somone who knows how to paint cabinets and with what. I.E, clean with a strong degreaser, scuff the surfaces lightly, and use a high quality paint like Sherwin Williams Emerald line.

@Ahmad Fadhil I've refinished and painted kitchen cabinets one time and I'll never do it again. To do it right it's a timely process and you still have old dated cabinets. To get to the high end of your ARV range gut that kitchen and start over. It's tough to sell a flip for max value if your kitchen doesn't really pop.

It would cost $800 to 1,200 for a good paint job.  The tile on the wall and counter tops needs to be gone.  The stand-alone cabinet need to be removed as well. You can not put a standard over the stove microwave in with the existing cabinet.   A  microwave that will fit will cost $400 or so unless you can find it on sale.  The cabinets don't look horible but you could probably buy new ones for around $2,000.  You'll have a lot of sheetrock to repair no matter what you do.  If you can't  DIY it will be expensive.

These are tough questions to answer and as you can see, you will get answers at all ends of the sprectrum from everybody across the country who likely don’t know your market, your budget, what you paid for the house, what your contacts are, etc.

So with that in mind, I can tell you that generally speaking - kitchens, master baths, and curb appeal sell houses. Skimp in these areas and hinder your success in the flip biz.

Everyone has made some good points here.  I'm a realtor out on the east coast and I would say definitely have your realtor send you comps of homes that sold recently to get an idea of what people in your area are looking for.  Kitchens and bathrooms are the rooms that draw people in and it will be obvious if you skimped which might cost you time and money waiting for the right buyer.  All that being said, I agree with some other members - depending on what costs you built into the rehab, you have to figure out what you have to work with in terms of your budget.  Good luck @Ahmad Fadhil!

@Ahmad Fadhil If you are keeping the same footprint price painting vs replacements, and while youre at it price shaker doorsand drawer fronts off cabinet door world or somesuch. Do what is cheapest...but the catheral doors are dated. However, in starterhome markets door style won’t matternear as much as the countertops...and fresh paint. Get nice countertops in on trend colors and paint to complement. Check out houzz for style.

What did you do then? if you haven't done your remodeling yet then I would suggest painting the cabinets would be the best option. But from the view, I think you need a full kitchen remodeling with new cabinets in a better shape and good floor design. But for better suggestions you can ask the professionals. Go here and ask your queries as I did for my kitchen remodeling and it did help me a lot.

Tough to say without knowing your market and competition, but I'll try:

If the cabinets work properly (doors fit, open/close, etc) I would sand and paint them and put on new hardware.

Definitely get a new countertop. Around me level 1 granite is just as cheap as laminate.

Keep those floors if the tile is in good shape and it was installed properly with the correct subfloor. If any are cracked or loose then jack them up and replace.

I don't see a fridge. Get a stainless one if you don't already have it so it matches the stove.

Add a dishwasher - also stainless to match.

Consider demoing and replacing the tile backsplash to something more modern.
