Best Strategy to increasing ARV?
Hello everyone,
I know for determining ARVs it depends on a variety of factors (area, neighborhood, condition, comps, etc) but from what you've noticed in your own personal deals and the final appraisal what are some things within your control generally to increase ARVs? I would assume countertops&backsplash/bathroom could do the trick but it's only an educated guess I have no experience with this. Thank you in advance for any insight.

@Brian Tran if you want a higher appraisal then simply build a better house. The things that are going to add the most value are things like adding a bedroom or a bathroom. Finishing a basement will help.
The hard part is weighing the cost of adding things vs the increase in appraised value. The best suggestion I heard in this regard is to get some appraisals and see how much appraisers add or subtract for various amenities.
