Help! Need rough estimate of master bath!

I was bidding on an 1960s house, single floor, no basement, in Sacramento, CA. Can anyone give me a rough estimate about remodeling the two bedrooms to a master suite? Counter offer due today. I am struggling if I should raise the offer as the seller asked for. It’s for primary residence, not flip. Thanks! How can I attach the picture?
