Best way to pay for complete roof project?

I'm in the process of having my roof completely replaced on one of my rental properties.  With that being said, I have been mainly scheduling appointments with companies that offer a payment plan.  Basically, I want to use some of the positive cash flow of this rental property to pay for the roofing job - monthly payment plan.

While screening roof companies, one company offered a creative way to really lower the overall costs.  The company suggested that I buy all of the supplies and I only pay the company for labor.  50% upfront and payment plan for the balance.  I can afford to pay for the roofing project both ways, but I would like to receive feedback to the best approach to pay for this roofing job. Thanks.

It is always cheaper to buy the materials yourself. No added charges for material cost.

But! You have to deal with it, return the leftovers, etc.

I do pay for labor only for my roofs.
