New investor in MA area looking for advice

Hello, I am new to the real estate world and would love to get into house flipping and rental properties. The only thing is, which I'm sure this is said a lot. I don't have much money or experience. I love the idea of working for myself and working hard to earn money to quit my job and live comfortably. What kind of tips/advice would you give someone that is just starting out and looking for their first flip? Anything would help, thanks!
