Spec build floor plans

When doing a spec build, is it best to just find out what's selling the best in my market area and order a floor plan online?

Not sure if I should go with a basic one from a website, or just use it as a rough draft and edit it on my own.

Any suggestions?

10-4. You are way ahead on the game.

All building, like all real estate, is local. Personally, I'm looking really low end and small(er) because that seems to be where the market is in many locations other than second tier and up metro areas. For me, 1000 sq.ft., simple, 'bread and butter' affordable type SFR is my 'bullseye' for 2017. But there is no substitute for knowing your area. If you can find the margin sweet spot, more power to ya.
