Grading yard in rental property

I am currently rehabbing a duplex property and have a decision to make regarding the yards. They are not properly graded and often collect water during heavy rains (S. Louisiana). The property is not in danger of flooding or damage from this, however it does accumulate rain water and makes the backyard inaccessible in spots for about a day or so afterwards.

My question: Is it worth it to have the yards properly graded and re-soded?
