Investment Partnership Agreement Templates

Hi All!

I've met a few individuals that may be interested in partnering up on a deal.  The high-level discussion would require me to do the work (find, analyze, buy, manage) and they'll provide the funding/downpayment (50% to 100%).  I would charge the appropriate fees (commission, and PM fees if I decide to manage) and take a proportionate cut of the profit/cash flow based on percentage of down payment.  Currently have a queue of 3 folks that are interested.  I've never worked with a partner before so this is all very new.  Reaching out to the BP community for some guidance.  Should I use the partner to get a loan? Or should we co-borrow?  Is there a templated partnership agreement that folks can share?  What is the right legal entity for this type of partnership investment?
