Knoxville Tennessee Fix & Flips

Hey everyone, anyone out there doing fix and flips in Knoxville?  I have some boots on the ground out there and looking to get started, just looking for some advice if anyone has any about this market.  How is the market for fix and flips, is there a lot of competition, how are you sourcing most of your properties, what is the price range for homes?  Please let me know.

@Kyle Mitchell - Knoxville is one of the most stable markets in the country, but this is what makes it difficult for many out of market investors. There is the appearance there must be bargains - especially when comparing to sales in Long Beach. The reality is that the Knoxville MSA has a defined income level which limits both the opportunity to raise rents and sell at a higher price on fix and flips. The need for specific market knowledge is something we discuss regularly at the meetings of Knoxville Real Estate Investors. You can do additional research at the KnoxREIA channel on YouTube and on the KnoxREIA website. This is a group of active local investors who are always interested in purchasing, partnering and joint venturing all types of real estate. I used this graph from a previous meeting to compare income levels in Knoxville to Nashville- (information from MetroStudy and Local Market Monitor).

I will do a market update at the monthly meeting on Tuesday Mach 8 and then post some of the data from that meeting later this month. You can register for our emails to keep current on our topics.
