I usually try to buy houses with interior work more than exterior work. Here is my simple really quick rehab interior estimate method.

Painting: $1,500 to $3,000 hired out on a 3 bedroom, 8 room house 2 story, includes wall prep. I hire small time contractors and handyman.

Bath remodel: With new tub install, vanity, sink faucet, tile work, flooring,  hired out, $1,500 to $10,000 depending on how extensive the work is. I hire one contractor than can do it all.

Kitchen remodel: New cabinets, granite counter tops, flooring, electrical upgrade, tile work, hired out, $3,000 to $15,000.

New appliances: I purchase scratch and dent from major retailers, $1,200 to $3,000.

Carpeting: I purchase from a wholesaler and have a independent installer. Including pad for 3 bedrooms and laminate flooring in living room and dinning room. $1,200 to $3,000.

I don't do major electrical work or major plumbing, however I will install new hot water tank and new air conditioner unit and or heating unit only if needed.

SO therefore on the low side my quick estimate is $8,400 and on the high side $31,000
