Cheap rental flip almost complete

3 weeks ago we closed on this house it is a large 2 bedroom 1 bathroom home with a nice yard & central air with a park across the street.

Made a 6k budget broken down like this:

$4000 to our general contractor

$1500 Carpet

$500 Appliances

Looks like we are going to be  $200 under budget on the contactor, we saved $530 switching to a new carpet guy so we should be at least $700.

And this most likely will be a rental property we will rent and sell after rented (although we will list it to consumers for 2 weeks because our market is red hot right now)..
