How and where can I get really proficient at cold calling quickly?

Hello!

I have been an agent for about 3.5 years, and working on acquiring my first couple deals for flips/BRRRR's asap. I have put lots of offers in on on-market deals but since it's competitive in my market the price I'm able to get for anything on market is just not ripe enough. Also have reached out to tons of agents I have connections with already and not having much luck, so I want to focus on generating off market leads.

It's my goal to get really proficient at cold calling. My question is where are the best resources I can find for scripts and role-playing? Any specific workshops, courses/masterminds, or maybe finding someone that's willing to let me shadow them? I have almost 100k saved and am more than willing to spend whatever I need to. I have found a couple masterminds that are tempting and I think would help me learn quickly but they are anywhere from 7-15k and the general sentiment I've found is to avoid these if possible. I'm assuming there's lots of stuff out there that's way cheaper.

I originally wanted to just buy a couple lists of 10k numbers each of targeted motivated sellers, and then hand them off to a VA company that will dial them, but I was told it'll be a much better business if I get proficient myself and then hire my own VA's and train them. So this is what I want to do and then build my own systems/sales team.
