What areas/neighborhoods in Greater Atlanta Area are best for flipping?

New to rehabbing/flipping and looking for some guidance on my search. Are there areas that are good opportunities in the greater ATL area? At 100K purchase price? 200K?

Hi, Stephen!

It depends on what you're looking for. You can get cheaper properties closer to the center of Atlanta, but they'll require a more extensive rehab. 

On the flip side, you could purchase in lower-risk areas like Gwinnett, Cobb, and Fulton County and have a cosmetic rehab, but it'll come with a higher purchase price. 

I typically recommend that my investors start with more cosmetic flips that can be done in 3 weeks to 2 months to build the capital for bigger rehabs that have more equity.

Finding a real estate agent focused on investors would be a great place to start. I agree with Afra at that price point it's best to start with flips that have $15K - $30K rehab budget to gain some experience and get a good team in place and then work your way up to larger rehabs with higher ARVs!

    The Greater Atlanta area has so many great spots for flipping right now—it really depends on your budget and goals. Cities like Atlanta, Decatur, Marietta, and Smyrna are seeing strong demand for updated homes, especially as more buyers look for move-in-ready options. The suburbs are also heating up, with areas like Roswell and Lawrenceville offering great potential for flips with family appeal.
