Top ROI for Single Family Flips

Hi BP family,

I am a new investor looking to expand into fix and flips in California with financing and construction team in place. I received incredible advice on my last post and completed a series of case studies in the SF Bay Area.

I wanted to dive deeper into the community's recent experiences about renovation items with stronger ROIs and appeal to end buyers. What are the no-brainer upgrades in a fix and flip?

Kitchen and Bathrooms are the most important by far. And exterior curb appeal is veryyy important.

It's oftentimes the small details that get overlooked - light switches, lighting, trims, closet doors, and if applicable fireplace mantel...Also don't forget about picking a harmonious color palette!

    1. Scrap the ceiling in all rooms (remove popcorn)

    2. Paint cabinets instead of replacing (dependent on the area, see this work in many markets, instead of paying 2x-2.5x the cost)

    3. Updating hardware and fixtures in bathroom and kitchens

    4. Updating appliances

    5. Recessed lighting, switches and outlets
