Wholesale Secrets for Flips and hold

Hello,

I just landed my first multi-family property and one of the units is going to need some TLC. I will be looking at vinyls floors, new cabinets, countertops, windows, doors and bathroom redo. Does anyone have any wholesale secrets, websites to get these products at a cheaper cost?

Are you doing the work yourself?  If you are using a contractor, let them get them as they already have contacts.  One thing I have found over the years is that trying to find the cheapest prices on every item often costs more in terms of time wasted that it is worth.  Home Depot, Lowe's, Menards and even local stores like Ace are one stop shops and what you might spend in terms of a little more, you regain in terms of time saved and the ability to sign up for Pro accounts.  Saving is great - just make sure you are not saving in one area to overpay in another (your time)

I'm currently in the process of doing a rehab on my 2nd rental property. I have learned if I buy an item at Home Depot, when I go home and check Amazon, it is usually half priced! I now try to purchase most of my rehab items online and you'll save a ton compared to going to a home depot or Lowes. Some items I understand you can purchase like a water heater but for lighting, cabinet hardware, faucets, flooring, switches, outlet covers, you can get online! I recently created a Google spreadsheet with links to items I have purchased if anyone is interested. Online is the way to go to save overall. Also for appliances I recommend a scratch and dent spot. I bought 5 appliances needed for roughly 3k. (Washer,dryer,fridge,microwave,dishwasher)

Home depot, its not worth driving all over the place to save a few bux.

You can easily check prices online. I usually like ordering Home Depot supplies online and have it delivered directly to the property. Make sure it's a day that your contractors are there. Amazon, Wayfair, Floor & Decor (if in your area) are all great online shopping sites as well. Don't waste your time driving around looking for deals in person. Your GC should have great insight into warehouse/wholesale items like appliances, cabinets, flooring, etc. as well.

I agree with Andy. If you're using contractors and getting multiple quotes, they typically can buy material at better prices so I'd let them. Plus if they are then responsible to fix any mistakes in the order.

I like installing my own cabinets, so buy RTA (ready to assemble). They're not the best of quality but good for the level of houses I renovate.
