Tarzana Buy and Rehab (live in) then sell years later

Hey BP team! 

I'm not entirely new to real estate investing as I took over the family portfolio and did a bunch of rehabs in Ohio (fully renovated 4 buildings/ 36 doors over the last 2 years.)  However, I used a PM and was relatively hands-off with the actual work itself. I have a media business in Los Angeles and am now looking to buy a second home here. I want to approach this as an investment flip that I would live in for the duration of my time in LA (4-5 years). I'm specifically looking in the Tarzana/Woodland hills area and wanted to see if anyone on the forums is familiar with this area when it comes to flipping and/or buying value add properties. It would be great just to talk with someone about any areas to avoid or pitfalls you have perhaps ran into. I'm local to the area and doing a meet-up in person would be great too!
