Hey Guys, I'm A General Contractor and flipper here in Cleveland Ohio. I have gotten so much from this community, and I wanted to give back a little bit. Some of you might know this but some might not, But the ROI on painting cabinets is so much higher with painting, Especially when using a spray guy, done by a professional, and it still will cost you a faction of the cost of replacing cabinets . Now I know sometimes they can't be saved and sometimes layouts needs to be moved around, but if you're fixing up a rental property, Painting is the way to go. Please feel free to reach out to me and I can give you tips, advise and any other information regarding construction question! Have a great day Bigger Pockets.

For your market the ROI might be there. For our's it's not. The ROI is in REPLACING the cabinets. If we are sub $400,000 property we consider HD cabinets, if it's $400,000 and higher we use J and K cabinetry. For example our flip our painter wanted $1400 to spray the kitchen cabinets including paint. We had HD white shaker cabinets installed instead ($1500) for the cabinets and $650 for the install. It's a no brainer for us in replacing nearly (90%) of the time.
