Eviction Moratorium extended + new landlord/tenant assistance

Thought would share....

Illinois Gov. J.B. Pritzker extended the statewide ban on residential evictions until Sept. 19. Also, the Illinois Housing Development Authority (IHDA) will accept applications for the Illinois Emergency Rental Assistance program through Fri., Aug. 28. In addition, the IHDA kicked off its Emergency Mortgage Assistance program which accepts applications through Sept. 4.

I personally think the best way to work around this is to only rent to great tenants. I have had no major tenant issues and neither have any of my clients. One of my clients had a tenant with 700+ score call saying he lost job and needed to leave. My client let him out of lease with 30 day notice and was able to sign a new tenant prior to move out avoiding any vacancy/eviction. North side Chicago the rental demand is very strong right now, we have surprisingly not seen any reduction here in demand/quality.
