Duplex Down in Chicago

Anyone have experience and can give me a general ballpark of the cost to duplex down? I'm looking at a typical northside 2-flat and interesting in living on the first floor, adding an internal staircase and finishing the basement (it's over 7.5 feet in height).  I'd also like to add a bathroom.  I know there are a million factors but are we taking 50K ish or 150K??

Finishes alone can be $10k or $40k depending on what you choose.  To add a staircase with an architect and permits is about $15k.  Adding a bathroom shouldn't be too bad if it can tie into the existing stack, but adding the bath could make you have to update the water service line because you are adding fixtures and that is $10k-$15k

With that height you shouldn't have to dig down
