Hi - Looking to connect and recommendations with some local lenders.  Working on my first fix and flip that cash funded but have a couple other pipeline deals that may require lending and outside of conventional lending looking to network and get my arms around options.  

What are the typical rates that you can get when putting down 25-50% of cash into the deal? Underwritten based on deal history, personal credit, etc? How quickly are you able to get funding? Possible to get contingent approval so able to move quickly when get a deal in hand?
