Apartment/Reality Space Opportunity

I have an opportunity to purchase a pretty run down building for $100k in the Elgin area. It has 4 apartments (1 bd, 2 bd, 2bd, + 3bd) and two reality spaces in the ground floor. Once it's all leased out, the apartments alone could bring in $5k. Would probably have to put around $50-70k to fix up.

As a somewhat new investor, is this a good deal? Thoughts?
