House 100%. The thing that differentiates an Airbnb from a hotel is you're not on top of your neighbors. In the age of covid I think that's an extremely important factor.

now if all you can afford is a condo it's still worth moving forward as better to be in the game than on the sidelines. But if you can obtain a single family house I feel they have better appreciation, last thing to drop in value during a depression and a higher demand for Airbnb guests due to privacy. Not to mention you can make more money on them so it's less work in the long run. I have a quad Plex with four units that I make less money for my nice single family house and it's four times the work
