Best area of Wilmington?

To those who have invested in Wilmington , Delaware.

Where are your favorite spots? Places to avoid? Gold mines? Rags to Riches areas?

Shoot my your thoughts and some numbers if you have them! Would love to learn from the best.

@Danielle S. - Is this a Single Family or Multi-Family building? 

As far as overall desirability is concerned the "best" place to be is on the other side of 95. Now that having been said, there are plenty of people who invest in the Claymont area because it is more affordable and is more of a "renter" area. Unfortunately I don't know a ton more about the area on a micro level like I do Wilmington. My recommendation is take your time to research the area. Find old, but recent, newspaper articles, financial data for the township, housing prices, crime statistics, etc. You should be pretty comfortable with all these types of factors before diving into any area on a significant level.

@Christos Philippoui currently live on 4th st, 4th and DuPont to be exactly. Can you elaborate orate on the specific type of tenants that you are specifically marketing to because I would like market to within this area?

Thanks in advance for any and all suggestions you can provide
