Best area of Wilmington?

To those who have invested in Wilmington , Delaware.

Where are your favorite spots? Places to avoid? Gold mines? Rags to Riches areas?

Shoot my your thoughts and some numbers if you have them! Would love to learn from the best.

 I don't look at the schools in DE much either.  Anywhere in Wilmington is going to have Sh*t schools at this point, and those looking to go to private school are not in the rental market.  Private schools are easily 10-30K per year.  Then again, my target tenant is not families.  I go for young professionals that are just coming out of college and don't yet have the money to buy a house of their own.
