Vacation Rental in Indian Wells
Hello All,
I’m looking for a property in the greater Palm Springs area that I could use a few weeks a year and rent out the rest of the time. I found a property in Indian Wells I like, but am concerned with the inability to rent it out short term due to city regulations. I would have to rent the property out monthly. I wouldn’t want to rent it out long term to one party(greater than a 6 mo stay) because then I wouldn’t be able to enjoy it. My question is, How easy is it to rent in this area for 1-6 month stays? It might be fairly easy during winter months but I imagine summers must be hard. Does anyone have any experience operating a rental in Indian Wells, Palm Desert, or Cathedral City where only stays longer than 28 days are allowed?

Hi Steve,
I have 2 STR's in neighboring La Quinta that I've rented on a hybrid approach of short term and month to month leases. We are seeing increased demand for furnished monthly leases. Snowbirds do typically book on the winter months. I just locked up a 6 month lease at premium rates through the end of February next year. It sill be available again for short term rentals during the tennis tournament and Coachella music festivals next year should things get back to normal. Indian Wells may be a tough situation because you are limited on 30 days stays or more except for the tennis tournament which I believe allows 7 day stay minimum. The only way you'd be able to enjoy it is in between leases if you staggered it out (Ex: lease ends 5/31, new lease begins 6/8 etc). Best of luck.
