Leasing to an EX

Howdy I know I am crazy but I leased a room in my house to a girlfriend.  Anways ended u that I moved out and she has ended up taking over renting the whole place. On top of that she started running a successful airbnb out of the other bedrooms in the house.  Now I told her I need to sell to pay off other debts so she needs to move out. Served her 60 days notice. Well shes digging in her heels it seems and the sob story as the house is also now her only source of income and livelihood.  Dont want to be the heavy one here and dont enjoy the possible reputation threats and accusations that are starting to occur.  After serving notice she called the building inspector now have some electrical and plumbing issues to resolve as well  Help I am in a mental bind here.
