I can buy Focal Utopia headphones for 8K or I can buy headphones from kmart for $25!

I am located in Western Australia

I have been exploring small multi-family properties and flipping houses. As I learn both options. I'm curious about which might lead to quicker financial gains?

I understand that not every project will be a success, and I am okay with that.
However, when it comes to financial wins, which option do you think offers a better financial outcome?

(As I navigate my service business, I've realized that there are more lucrative avenues available. If I were to start my business over, I would definitely choose the path that offers quicker financial rewards. With that, I want to ensure that my approach to real estate is starting with the niche that generates faster returns from the beginning)

as a rough example:
I can buy Focal Utopia headphones for 8K or I can buy headphones from kmart for $25. They both give me the desired outcome : ''Music in my ears''.
But Focal is making more money than my kmart headphones.

I would like to go into real estate on a focal level.

So the question is: which niche market has the highest returns in real estate?
