How to Sell a 360k house in San Jose California

I am looking for some advice on how to market a property in San Jose (Actually Campbell) that my wife an her sister inherited from their mom.  This is a unique property in several ways.  Any advice on how to market it would be appreciated.

Pro's 

  • In Campbell CA near the Prune Yard 
    • Good Neighborhood / location
    • In walking distance to downtown.
  • Cheaper than almost anything else in the Bay Area
  • Low Property taxes
  • Cheaper than almost anything else in the Bay Area.
  • Community Pool

Cons

  • Is a two Bedroom Mobil Home
    • Note this community os owned by the residents so no risk of the residents voting to sell the land and evict themselves.
    • Community is VERY well kept.
  • Is Age restricted to 55+ residents
  • Community requires a 700+ FICO score and has to approve all buyers.
  • Community restricted to owner occupants (no rentals).
  • $473 a month in park fees
    • Includes water, cable, and garbage.

So far the realtor has been mostly useless with bad photos and not much advise.  My thought is that maybe a professional that needs a place to move their parents might be interested or, if I can find a retired couple that wants to downsize and would sell their home on terms and get a monthly cash payment.

Any other ideas on how to market this and get it sold would be appreciated.  Looking for some creative ideas.
